With strong experience in historical acquisitions, operations, and dispositions, our leadership is directly involved in all aspects of acquisitions and dispositions, from preliminary underwriting to buyer selection upon sale. That close involvement lets us adapt to the inevitable fluctuations in market conditions whenever needed.

Leadership Team

The senior partners and management team have deep multifamily experience across four real estate cycles.

Farrokh Billimoria

Founding Partner

Farrokh advises on investment evaluation and real estate sourcing, screening, valuation analysis, negotiation, and execution. Prior to Green Leaf, Farrokh founded Mynt Capital, an investment fund focused on residential real estate. He developed the investment strategy for Mynt and was responsible for identifying distressed investment opportunities. Additionally, he coordinated and managed the team responsible for the remodeling process. Prior to Mynt Capital, he was a co-founder of Artiman Ventures, a $165 million fund focused on technology investing. Previously, he was a general partner at the Sprout Group. Before his career as a principal investor, Farrokh worked as an equities analyst at Hambrecht & Quist and as a managing director at Bankers Trust, where he was responsible for the global infrastructure group.

Thomas A. Hall

Managing Founding Partner

Tom leads all finance operations, including the management of debt and equity relationships. Tom has primary responsibility for underwriting, approving, and managing investments on behalf of the Fund. Prior to forming Green Leaf, Tom was CFO and partner in RCMG/KWR, which owned and managed approximately 4,000 units of Class B and C apartments across the United States. Tom has selected and managed close to $2 billion in multifamily real estate assets over the last 16 years, including the successful discovery and execution of many high-growth secular opportunities within the multifamily space leading to outsized returns for his investors. Tom is also the president and co-founder of GLPM, an affiliated property management company.

Michael J. O'Neil

Partner – Fund I - Fund IV

Mike brings over 28 years of experience in commercial and multifamily development and construction with a proven track record of negotiating and closing complex, sensitive transactions with multiple partners. Prior to Green Leaf, Mike was an acquisitions consultant with RCMG. He also served as a partner/vice president of acquisitions with Legacy Partners, where he managed new development in excess of $350 million across the western U.S. and had significant involvement in over $2 billion in real estate acquisitions. Before Legacy Partners, Mike successfully founded and oversaw the growth of a 45-employee residential construction firm that built houses throughout Northern California.

SHEM STREETER

Partner

Shem oversees all acquisitions and dispositions, including deal sourcing, market analysis, and due diligence. Shem has 21 years of experience in real estate, public and private equity investments, capital markets, and development. Before Green Leaf, he served as the senior managing director and head of acquisitions for the multifamily investment division at Kennedy Wilson. There, Shem was responsible for the acquisition of $5.13B in multifamily assets, equating to 20,880 units, and the sale of $2.58B in multifamily assets, equating to 10,914 units. Shem earned his MBA from UCLA Anderson School of Business and BS in Mechanical Engineering from the University of Massachusetts, Amherst. He is an active member of Urban Land Institute (ULI) and is on the UCLA Anderson Real Estate Alumni Board.

Cathy Ritter

Partner / CFO

Cathy has been with Green Leaf since its inception. She oversees all finance processes as well as the day-to-day oversight of the firm’s financial administration. During her 12+ years with Green Leaf, she has been responsible for financial reporting, both at the asset and fund levels, providing fundraising support, coordination of capital calls, distribution of quarterly cash flows and asset sale proceeds, and overall investor relations. Cathy works closely with fund and property financial institutions and serves as the point person for all tax and audit matters relating to the fund, including tax planning, dispositions, related tax matters, and property management financial processes. Prior to Green Leaf, Cathy worked as a senior financial analyst for Diebold, Inc., and she holds a bachelor’s degree in Finance.

Linda Oliver

Partner / Chief Operating Officer

Linda oversees all property management operations, corporate and regional marketing, capital project management, property staffing, human resources, and employee education. She joined Green Leaf in March of 2012 and has directed the management of all properties and helped to facilitate acquisitions and dispositions of assets in Fund II, Fund III, and Fund IV. She is responsible for creating and overseeing customized asset management strategies for investment properties owned by the funds. Linda holds a bachelor’s degree in Public Administration from the University of Arizona and is a Certified Property Manager. She has 30 years of industry experience working for large real estate investment trusts, including Archstone-Smith, Essex Property Trust, and Equity Residential.

Vilija Paulauskas

Controller

Vilija is the controller, responsible for the company’s financial analysis and reporting. She has a bachelor’s degree in Finance and Economics. Vilija joined the firm in 2013 and has over 10 years of industry experience as a portfolio accountant, most recently at Sequoia Equities. Prior to her residency and citizenship in the United States, Vilija was an internal auditor at the Ministry of Education and Science in Lithuania.

Cristin Kiper Sanchez

Acquisition/Disposition Associate

Cristin joined Green Leaf Capital Partners in 2012. She leads the process of buying and selling real estate assets and works with the team in identification and financial analysis of multifamily opportunities. Prior to establishing a career in investment real estate in 2005, Cristin spent 10 years in bank management, primarily with Valley Community Bank (now United Business Bank) where she was one of the original organizers. She is a licensed Realtor® in California and is a member of the Commercial Brokers Association, CAR, NAR, and CCIM Institute. Cristin has worked on the successful close of transactions totaling over $1 billion with Green Leaf.

David Burrill

Corporate Construction Manager

Dave manages construction and energy retrofits with a focus on sustainable building and energy efficiency. Dave brings over 20 years of experience in strategic consulting, helping businesses navigate the rapidly evolving green technology landscape. He began his career with the media ratings firm Arbitron Ratings Company, where he rose to become the Western Division Sales Manager. From there, Dave was recruited to open the Western United States for Americom Radio Brokers in Washington, DC, which closed over $1.5 billion in media transactions during his tenure.

Nina Chakalian

Executive Assistant

Nina Chakalian is the Executive Assistant at Green Leaf Partners. She joined us in 2018 and has 10 years of industry experience working for The Park Place Group in Walnut Creek, CA as Administrative Assistant to the President. Prior to that she spent 10 years working in the Mortgage Business as Office Manager for Econ Mortgage located in San Jose, CA. Nina assists with the day to day operations at Green Leaf including dispositions and acquisitions.
